An unsafe fire escape here in Chicago is not only subject to the Department of Buildings citing a Fire Escape Violations and penalties, but you could also be liable if anyone is injured because of an unsafe fire escape system. A fire escape is a critical part of a building’s emergency plans. You hope you will never have to use it. But if you do, it needs to be ready and reliable. The City of Chicago Department of Buildings wants all fire escapes to be kept in a safe and sound condition and shall be properly painted and repaired to maintain this condition.
Here are just a few major codes that must be enforced:
Every fire escape must be checked structurally every 5 years and kept painted every 3 years.
Protect metal structural members of fire escape against corrosion.
No obstruction shall be placed or maintained on any part of any fire escape or in any means of access to a fire escape.
The counter balance must be balanced and operational and sit level on the ground level.
Any violations you have will occur a fine through the City of Chicago, per violation, for each day a violation exists, starting from the date on the notice of violation and summons.
